Default can't save tpl files in admin mode

Hi all,
I moved my xcart from my local development machine to an active website and now, when I try to save a tpl file in admin it says Permission denied error!
I have the template_c, files, catalog and skin1 set to 777 and already used the cleanup.php
Still no go. When I tried to ftp the tpl file I get an error in the template_c folder.

Any ideas?

Thanks,
Scurvy
