Try using x-cart's webmaster mode with IE (as it doesn't work very well with other browers).

If the text isn't highlighted green so that it is editable, try hovering the mouse around the outskirts of the text (or link, object or whatever) and look at the status bar at the bottom-left of the browser. This will help locate the .tpl's that contain the code you want to edit.
